The firm views scale as fundamental to success in this sector, having become the second-largest institutional owner of PBSA worldwide. In 2015, CPP Investments acquired 100 percent of Liberty Living, a student accommodation provider, for approximately £1.1 billion (€1.3 billion). The company later sold Liberty Living to The Unite Group in 2019 for net proceeds of approximately C$1.3 billion (€910 million), while retaining a 20% shareholding in the combined entity. This transaction allowed CPP Investments to maintain its investment in the UK student housing sector through a broader and more diverse portfolio.
The firm has continued to expand its involvement in European PBSA. In November 2021, CPP Investments launched a new European student housing partnership with Round Hill Capital, committing an initial €475 million equity to target a portfolio size exceeding €1 billion. This joint venture aimed to invest in existing assets and developments across continental European PBSA markets. Building on this, in April 2024, CPP Investments established a new real estate investment and operating platform focused on PBSA in continental Europe through the acquisition of Round Hill Capital's minority stake in their existing joint venture and the full acquisition of Nido Living, a leading European PBSA operator and manager. Further demonstrating its commitment, in June 2025, CPP Investments committed up to €460 million (C$720 million) to support Nido Living's continued growth and its acquisition of Livensa Living, a student housing platform in Iberia. Upon completion, Nido is projected to become one of Europe's largest student housing operators with approximately 13,000 beds, with an ambition to grow to 25,000 beds across Iberia, Italy, and Germany by 2031. The company also partnered with the Chicago-based Scion Group in 2016 to establish a joint student-housing venture in the United States, which has grown to include 74 properties and over 48,000 beds.
As of March 31, 2024, the CPP Fund had surpassed $600 billion, growing to $632.3 billion. The firm's long-term perspective, effective risk management, and commitment to good governance contribute to the Fund's strength and resilience, aiming to protect the retirement security of millions of Canadians.
