A management-led partnership subsequently acquired a controlling interest in USAA Real Estate, enabling its leadership to participate in the ownership of the business and co-invest alongside investor clients. Affinius Capital officially emerged in 2023 from the integration of USAA Real Estate and Square Mile Capital, carrying forward a track record spanning over four decades.

Through Mountpark, Affinius Capital is actively involved in logistics development, management, and ownership across the UK, Ireland, France, Spain, Germany, Poland, Czech Republic, and Slovakia. The firm's diversified portfolio encompasses various property types, including industrial, multifamily, office, hospitality, and special purpose assets.

Affinius Capital demonstrates significant experience in the Purpose-Built Student Accommodation (PBSA) sector. The firm's strategy involves financing high-quality student housing projects with reputable sponsors at leading universities. This includes providing construction loans for developments such as Impact Athens at the University of Georgia, The Samuel adjacent to Arizona State University's Tempe campus, and refinancing student housing properties at the University of Washington and the University of Oregon. In May 2024, Affinius Capital launched its European debt platform and executed its first debt deal in the region by providing an £80 million whole loan. This financing supported the refinancing of two purpose-built student housing assets in the UK, specifically located in Leeds and Lancaster, underscoring the firm's direct involvement and expertise in the UK PBSA market.
