Funds and REITs vs buying a scheme

PBSA funds and student accommodation REITs are pooled ways to hold PBSA. Direct ownership of a scheme is a different path: you appoint the operator, sit in the diligence, and exit by sale. The student accommodation investment guide covers that process.

How to score a manager — track record, fees, alignment — sits on PBSA investment firms. This page is the vehicle map and the directory list.

What a UK REIT is (and is not)

A UK real estate investment trust is a statutory listed-property vehicle. GOV.UK sets out the conditions (including the distribution requirement). Meeting the REIT tests does not make the shares a substitute for a Red Book valuation of a single scheme, and the share price can move independently of the rent roll.

Operators who run the buildings are listed separately under PBSA operators and management companies. Some listed owners are vertically integrated; many funds hire a third-party operator.

Frequently asked questions

What is a PBSA fund?

A pooled vehicle that owns or develops purpose-built student accommodation on behalf of investors. Tickets, fees, liquidity, and control are set in the fund documents — not by buying a single scheme on the marketplace.

What is a student accommodation REIT?

A listed real estate investment trust that holds student accommodation (and sometimes related living assets). UK REITs are a statutory vehicle under Part 12 of the Corporation Tax Act 2010. Share price and dividend policy sit separately from the property yield.

How is this different from buying a PBSA scheme?

Direct ownership gives control of the building and operator relationship but needs scheme-scale equity and full due diligence. Funds and REITs offer smaller tickets and professional asset management with less control. See student accommodation investment for the direct-purchase process.

Are the firms on this page ranked?

No. The list is directory firms tagged under PBSA investment, ordered by profile strength (featured and verified first), then name. It is not a market league table and it does not publish AUM or performance.

Is this financial advice?

No. This is general information. Read the prospectus or information memorandum, fee schedule, and regulatory status before you commit capital.
