Operators and universities underwrite beds, not façades. Mix should match local demand and the rent stack you need for debt and exit yield. Over-indexing studios in a cluster city (or the reverse) is a classic design-led mistake that shows up in lease-up, not in CGI.

Amenity sells the scheme in marketing; back-of-house keeps it alive in operations. Both need design space — plant, bins, parcels, and staff rooms are where thin designs fail after opening.

Planning design and massing

PBSA is typically Sui Generis student use — not a C3/C4 fallback. Pre-application engagement should test height, daylight/sunlight, student management plans, and S106/CIL expectations before you spend on a full planning set. MMC and design freeze

Modern methods of construction can compress programme and improve quality — but only if the design team treats manufacturer constraints as primary geometry, not a late overlay. Expect earlier freeze dates, coordinated MEP modules, façade-to-module interfaces, and fewer site options once production slots are booked.

When MMC changes the appointment

If modular or panelised construction is on the table, make manufacturer experience a selection criterion for the architect. Traditional site-build portfolios do not prove MMC delivery. Align employer’s requirements, room kits, and tolerance strategy before stage 4 — redesign after factory booking is where MMC schemes lose their programme advantage.
