Since the fund's inception, BlackRock has acquired a portfolio of student properties across various UK cities, including Birmingham, Plymouth, Exeter, Coventry, and Sheffield, accumulating over 2,000 beds. For instance, BlackRock Real Estate agreed to forward fund a 239-bed student accommodation scheme in Leeds, developed by Ashcourt Group, with completion aimed for August 2017. The firm also acquired a second student accommodation development site in Sheffield, adding 190 beds under an agreement with Sheffield Hallam University, bringing its European Property Fund IV (EFIV) to over 2,100 beds across five schemes. More recently, in October 2023, BlackRock entered a joint venture with Manner to develop "The Store House," a 369-bed purpose-built student accommodation (PBSA) project in Leeds, expected to complete for the 2025/26 academic year. This ongoing investment in student housing aligns with BlackRock Real Estate's UK value-add strategy, focusing on shorter duration business plans with defensive features.
