The firm completed the acquisition of a £101.1 million PBSA scheme in Vauxhall, central London, in June 2025. This asset, known as Spring Mews, comprises 378 beds, including 306 cluster rooms and 72 studios, and features amenities such as co-working space, a gym, a pool, a cinema/games room, and outdoor areas for residents. Spring Mews holds a BREEAM Very Good certification and an EPC A rating. This acquisition was made on behalf of a European value-add real estate strategy and in a joint venture with Rosethorn Capital. The property is located in Vauxhall, a PBSA micro-location with connectivity to universities like King's College London, LSE, UCL, and Imperial.

Beyond acquisitions, Barings has actively engaged in forward-funding PBSA developments. The firm agreed to forward-fund two PBSA buildings in London and Manchester for a total of £43.8 million, with completion anticipated for the 2022/23 academic year. These developments, undertaken with Alumno, include a 143-bed property in London near Bermondsey Spa Gardens and a 62-studio building in Manchester, situated within the campus of Manchester Metropolitan University. Both projects were designed to a high standard, offering amenities such as managed reception, common areas, bike storage, cinema rooms, and high-speed Wi-Fi, and are expected to achieve a BREEAM 'Very Good' rating. Furthermore, Barings is providing £65 million to forward-fund the St Gabriel's Hall development in Manchester, which will deliver 319 student rooms by summer 2025. This project marks the fourth PBSA scheme delivered by Barings in the UK on behalf of its capital partners, and the second in Manchester. The company also expanded its PBSA footprint into Italy, acquiring a plot of land in Rome in May 2024 for its first PBSA scheme in the country.
