About

Allianz Real Estate operates as a global real estate investment manager, developing and executing tailored portfolio and investment strategies for a range of global liability-driven investors. The firm is a PIMCO Company, with Allianz Real Estate GmbH and Allianz Real Estate of America, along with their subsidiaries and affiliates, collectively known as Allianz Real Estate. PIMCO Prime Real Estate, which was formerly known as Allianz Real Estate, manages the Allianz Group’s real estate mandate, representing one of the world's largest real estate portfolios. The company aims to create long-term value for its clients through direct and indirect investments and real estate financing.

The firm specializes in Core and Core+ real estate, with investments spanning direct and indirect equity across Europe, the U.S., and the Asia Pacific region. It also maintains a lending business in Europe and the U.S.. Allianz Real Estate seeks to build sustainable and resilient real estate portfolios composed of high-quality assets located in primary areas, diversified across major sectors and geographies. The operational management of these investments and assets is conducted from 16 offices globally, situated in countries including Belgium, China, France, Germany, Italy, Japan, Singapore, Spain, Sweden, the U.K., and the U.S.. Its global activities are primarily steered from Munich and Paris, supported by local operating platforms that provide market coverage, transaction sourcing, and asset management expertise.

Allianz Real Estate integrates environmental, social, and governance (ESG) factors into its investment cycle and business processes. The firm is committed to reducing the greenhouse gas (GHG) emissions of the Allianz portfolio to net zero by 2050. An interim target involves reducing the carbon footprint of Allianz's global real estate portfolio by 25% by 2025, focusing on both landlord and tenant-controlled areas of direct investments. This commitment is supported by a structured framework designed to measure performance against these sustainability milestones. The company also co-founded the U.N.-Convened Net-Zero Asset Owner Alliance in 2019, an initiative where institutional members pledge to reduce the carbon emissions of their investment portfolios to net-zero by 2050.

The firm maintains a strategic commitment to expanding its global allocation to high-quality student accommodation in established markets. Allianz Real Estate has engaged in significant investments within the Purpose-Built Student Accommodation (PBSA) sector. In London, the company partnered with Greystar and PSP Investments in a joint venture to expand Chapter, a prominent student accommodation brand. This partnership aims to double the portfolio to 10,000 student beds within five years, building upon the existing 5,100 student beds across 10 central London locations. The firm's equity investment in this transaction was approximately GBP 350 million. Furthermore, Allianz Real Estate acquired the 458-bedroom Paul St. East PBSA scheme in Shoreditch, London, as part of this UK student housing partnership. Beyond the UK, the company made its initial investment in Asia-Pacific's student accommodation sector in April 2018, committing A$250 million in equity for a 50 percent stake in Scape Australia JV 2, a fund targeting student housing development in Australia. By April 2018, the firm had invested approximately €350 million across three other student housing transactions globally, with an aim to add between €1 billion and €2 billion in investment exposure to this sector worldwide over the subsequent three to four years. In September 2019, Allianz Real Estate also supported Scape Australia's acquisition of the Atira Student Living Platform.
