With new tram line connections, residents will be able to reach prestigious institutions such as Sapienza University, Italy’s leading university and an international academic hub, along with LUISS University and Università UniCamillus, all within a mere 30 minutes. This accessibility adds to the attractiveness of the Prenestino development for prospective tenants.

Construction is set to begin shortly, with building permits already secured and all necessary environmental and archaeological assessments completed. The operational management of Prenestino will be entrusted to Yugo, GSA’s global operating partner. Yugo’s existing operational expertise in Italy’s core cities guarantees that students will have access to vibrant, sustainable, and supportive environments where they can thrive academically and socially.

As noted by Oliver Cummings, Head of PBSA – Europe at Cain, “Italy is one of the most undersupplied student housing markets in Europe, with around two million students nationally but only approximately 85,000 PBSA beds. In Rome, PBSA penetration remains particularly low at around 4%, despite continued demand from both domestic and international students.” The Prenestino project thus presents a significant opportunity to deliver high-quality accommodation in a well-connected location, alongside a partner possessing deep operational and development expertise within the sector.

Cheyne Capital has provided the debt financing for this ambitious project, while GSA has been advised by Savills, Eversheds, and Chiomenti. Cain received guidance from JLL, Gleeds, and Ashurst, ensuring that both companies are well-supported as they embark on this exciting venture.
