Within its Living and Hospitality investment strategy, Cain International maintains a significant focus on purpose-built student accommodation (PBSA). The firm has developed an established PBSA platform through strategic development partnerships across the UK and Europe. In September 2023, Cain International announced a £500 million PBSA forward-funding deal designed to deliver 2,389 beds across major UK university cities. These projects include the 45-storey Arena Point in Leeds, which aims to provide 660 beds by 2026, and Rialto House in York, offering 275 beds by the 2025/26 academic year. Additional developments are planned for Liverpool, providing 420 beds by the 2025/26 academic year; Nottingham, with a nine-storey asset offering 522 beds due for completion in Q3 2025; and Manchester, where a 28-storey building will provide 509 student beds by the 2026/27 academic year. In June 2026, Cain International launched a dedicated London PBSA strategy, aiming to deliver 2,000 student beds in the capital, with the first project being a 353-bed development on the Greenwich Peninsula slated for completion before the 2029/30 academic year. The firm also expanded its European PBSA platform into the Italian market in July 2026 through a joint venture with Global Student Accommodation (GSA), developing a 561-bed project in Rome expected to open for the 2028–2029 academic year. Currently, Cain International's PBSA platform encompasses approximately 4,000 beds across major university cities, with stated ambitions to expand this platform to 10,000 beds over the next five years.
