Irwin M&E has been awarded the contract by GRAHAM Group to provide a comprehensive mechanical and electrical services package for the redevelopment of Unite Students’ Cambridge Halls, a purpose-built student accommodation (PBSA) project located at Manchester Metropolitan University. This significant undertaking follows the planning approval secured by Unite in August 2025, after the initial application was submitted in May of the same year.
The Project Overview
The scope of Irwin M&E’s work includes delivering essential building services for a total of 1,101 student bedrooms as part of this pivotal city centre redevelopment project. This marks the highest-value project to date for Irwin M&E, reflecting their commitment to quality and innovation in the sector.
Design and Features
Designed by the architectural firm Cartwright Pickard, the redevelopment will transform the existing 770-bedroom accommodation site into a modern facility with an additional 331 bedrooms in the first phase. The completed project will not only feature student accommodation but also include new commercial spaces and a community health centre. Phase two is expected to add a further 1,201 bedrooms, with an anticipated completion date set for the 2030/2031 academic year.
Amenities and Sustainability
The Cambridge Halls will host various amenities, such as a rooftop exercise area, sports pitches, and a thriving allotment. For students in search of cost-effective accommodation, a communal catering floor will offer access to a spacious shared kitchen, dining, and lounge area, accommodating up to 400 students.
Moreover, the project is aiming for a BREEAM ‘Excellent’ rating, showcasing a commitment to sustainability through the integration of low-carbon technologies and energy-efficient building systems. Design development is currently progressing, with Irwin M&E collaborating closely with GRAHAM and consultant Wallace Whittle to ensure seamless coordination of services ahead of the main construction phase.
