About
Mercia Real Estate is a privately-owned real estate investor and asset manager based in Birmingham, United Kingdom. The firm specialises in opportunistic and value-add investment opportunities, focusing on acquiring assets that require specialist expertise to unlock underlying value and maximise capital growth. Mercia Real Estate's core geographical market is the Midlands and surrounding regions, where it invests across a variety of sectors and asset classes. The company leverages its in-depth market intelligence and hands-on asset management expertise to maximise value across its diversified portfolio, having consistently achieved attractive returns and established a proven track record of results within its operating geography.
The investment philosophy of Mercia Real Estate is underpinned by geographic specialism, which involves an expert comprehension of the macro and micro economics affecting its region. The firm maintains a granular defensive portfolio, ensuring no singular exposure to one asset class. Mercia Real Estate comprises a small team of dynamic, forward-thinking individuals with diverse backgrounds, including development, investment, project management, estate management, and construction. This expert in-house asset management team is central to the company's operations, with engagement and collaboration at the core of its approach. The benefit of Mercia Real Estate being a small team is that it is easy to ensure transparency within each of its asset strategies.
Mercia Real Estate demonstrates a commitment to environmental, social, and governance (ESG) principles. The company owns over 50 acres of parkland in mid-Wales, which it maintains at its own cost to offset its carbon footprint. Furthermore, Mercia Real Estate actively introduces wildlife habitats on all its projects, including planting trees, cultivating wildflower meadows, and installing bug-hotels. The firm believes that business growth and the communities in which it operates are not mutually exclusive, taking an active interest in supporting its local geography and ensuring that its performance positively impacts the people within those communities.
The company has a notable presence in the Purpose-Built Student Accommodation (PBSA) sector. Mercia Real Estate is developing Haüs Edgbaston, a PBSA scheme located at 12 Calthorpe Road in Birmingham. This project involves the conversion of a former HSBC office complex into student accommodation. Initially, the scheme was planned for 266 student beds, with additional planning consent increasing the total number of beds provided at the development to 395. The initial phase of development is scheduled for practical completion in June, with the building set to welcome its first students for the 2026/27 academic year. Mercia Real Estate has deployed over £45 million into the transformation of this building.
Haüs Edgbaston is designed to offer modern, purposeful student living, moving away from traditional dormitories. The concept is based around a members' club, providing extensive on-site amenities to foster social interaction. These amenities include a fully equipped gym, a juice bar, a cinema room, a karaoke room, a games room, a content creation studio, private study zones, and a private dining room. The development also features on-site padel courts and a five-a-side football pitch. The location is strategically chosen for its proximity to educational institutions such as the University of Birmingham and Birmingham City University. Yugo has been appointed to operate the building, bringing a student-first approach to the scheme.
