Arada London, a branch of the UAE-based developer Arada, has put forward a planning application to the London Borough of Southwark for a significant new development located on Blackpool Road in Peckham. This ambitious project will combine purpose-built student accommodation (PBSA) with affordable housing on a 1.4-acre brownfield site.
Development Plans
The proposed development consists of two primary buildings. The first will provide 55 social rent homes, featuring ground-floor maisonettes and apartments on the upper levels. The second building aims to accommodate 516 PBSA beds, designed to support the growing student population in London. Additionally, the project plans to feature approximately 1,200 sq ft of commercial and community spaces on the ground floor.
Community Integration
Both buildings are designed to resonate with the local character of Peckham. The PBSA will come equipped with various amenities, including communal lounges, a gym, laundry facilities, dedicated study areas, social spaces, and a roof terrace that offers impressive views of the Peckham skyline. The affordable housing units will also include a dedicated play area for children, private outdoor spaces, and generous living areas bathed in natural light. The design integrates landscaped courtyards that foster a sense of community.
Steve Harrington, Planning Director at Arada London, emphasised, “From the outset, it has been a priority for us that Blackpool Road feels like a natural part of Peckham. We have engaged extensively with the local community to shape these plans ahead of submission and look forward to working closely with Southwark Council on the next steps.” He highlighted the urgent need for genuinely affordable homes and well-located student accommodation in London, stating that this project is intended to fulfil both objectives.
Sustainability and Design
Designed by Morris+Company, the project also aims to enhance the public realm with pedestrianised areas and includes 376 cycle storage spaces. Sustainability is a core focus, with plans for air source heat pumps to service both buildings and a roof area designed to accommodate photovoltaic panels.
Local Impact and Economic Benefits
Situated just an eight-minute walk from Rye Lane, this development is strategically located in one of London’s most vibrant neighbourhoods. Peckham is renowned for its creative atmosphere, diverse independent shops, and cultural landmarks such as Peckham Arch and Peckham Levels. The area boasts excellent transport links and green spaces, including Peckham Rye Park & Common. The new development is projected to generate significant economic benefits, with an estimated £9.9 million in annual spending from its residents contributing to the local economy.
In addition to this project, Arada London is collaborating with Morris+Co on another mixed-use scheme in Camden Town, while also planning to introduce its first co-living scheme in the capital, as well as a hotel near Elephant & Castle.
