Olympian and Housing Growth Partnership (HGP) have announced their successful refinancing of the senior debt for the impressive 790-bedroom purpose-built student accommodation (PBSA) development located at Centre Court in Nottingham. This achievement highlights the strength and quality of this institutional asset, while also showcasing the ongoing confidence demonstrated by their debt partner, Affinius Capital, regarding the long-term value and potential of this scheme.
Both Olympian and HGP extend their gratitude to Affinius Capital and Ardant Partners for their invaluable expertise, collaboration, and support throughout the process of structuring and delivering this refinancing package. The commitment and professionalism exhibited by these partners have played a crucial role in achieving this successful refinancing outcome.
The Development at Centre Court
Operated by Homes for Students, the Centre Court project is situated on the site of the former Forest Mill, which had been derelict for over a decade before the development commenced. Completed in November 2025 by RG Group, this PBSA offers a range of modern amenities designed to enhance the student living experience. Notable features include a café, co-working space, gym, yoga studio, cinema room, garden terrace, and a games area equipped with table tennis, air hockey, fussball, shuffleboard, and a gaming booth. These facilities are intended to create a vibrant and engaging environment for students.
Financial Insights and Future Implications
This transaction not only reinforces Olympian and HGP’s capability to execute complex financing strategies but also demonstrates their commitment to delivering developments that yield lasting value for investors, funding partners, and stakeholders. Earlier in January 2024, the investment firm Puma Property Finance provided a significant debt facility of £72 million to this partnership, further underpinning the financial robustness of the Centre Court development.
As the UK PBSA market continues to evolve, successful projects like Centre Court will play a pivotal role in addressing the growing demand for quality student accommodation. The ongoing investment in such developments is expected to contribute positively to the overall landscape of student living in the UK, offering opportunities for both investors and operators alike.
