Established in 1944 by Harold Samuel, the firm has grown to become a constituent of the FTSE 100 Index and functions as a Real Estate Investment Trust (REIT) since January 2007. Headquartered in London, England, Landsec is primarily engaged in the ownership, development, and management of commercial properties across the UK, encompassing offices, shopping centres, and retail parks. The company's portfolio was valued at £10.8 billion as of 31 March 2026, spanning 22.1 million square feet of property.

The company's origins trace back to Harold Samuel's acquisition of Land Securities Investment Trust Limited in 1944, which initially held a small number of residential properties and government stock. From 1947, the firm shifted its focus to commercial property, and by 1971, it had divested non-UK investments to concentrate solely on the UK market. The company adopted the name Land Securities plc in 1982 and later rebranded as Landsec in 2017. Landsec's operations are structured around two primary business divisions: the Retail Portfolio and the London Portfolio. The London Portfolio comprises office and retail accommodation, with office-led assets valued at £7 billion and covering 2.3 million square feet as of the same date. Notable assets within its portfolio include the iconic Piccadilly Lights in Piccadilly Circus and the development around London Victoria station, known as Project Nova. The company also operates Myo, a brand offering flexible office workspaces in various London locations, such as 123 Victoria Street, Liverpool Street, and King's Cross.

While Landsec's core business revolves around commercial property, the firm has also engaged in residential development initiatives. The company has a residential development pipeline aiming to deliver over 6,000 rental homes by 2030, including a significant scheme at Finchley Road in North London. Landsec has also undertaken projects to provide affordable housing, such as the completion of eight one-bedroom homes for Intermediate Rent in Soho, Westminster, as part of its Lucent development. In November 2021, Landsec acquired urban regeneration specialist U+I for £190 million, and in December 2021, it increased its ownership in the Bluewater Shopping Centre to 48.75%. The firm continues to adapt its portfolio, as evidenced by the leasing of 54% of Timber Square to BP in March 2026 and the submission of a planning application for a £45 million investment to transform the Waterfront at Gunwharf Quays in the same month.
