To date, Fabrix has developed and secured planning permission for over 1 million square feet of space across the UK and Europe. The firm maintains a 100% planning track record, encompassing projects from individual buildings to major mixed-use masterplans. This success is attributed to a distinctive approach that integrates respect for context, design-led innovation, and collaboration with communities, partners, and local authorities. The company focuses on ensuring each project is both commercially resilient and socially valuable. Fabrix has completed over 20 complex transformations, supporting its reputation as a "Retrofit Trailblazer" by repurposing existing buildings to reduce landfill and CO2 emissions associated with traditional development.

Within its alternative living strategy, Fabrix is active in the Purpose-Built Student Accommodation (PBSA) sector. The company launched Sustainable Communities London I, a joint venture with PATRIZIA, in September 2025, backed by over £100 million of investment. This platform is designed to address London's housing challenges by investing in alternative living solutions through the creative reuse of urban spaces, aiming to unlock affordable homes and social infrastructure. The joint venture's initial project, located at 182-202 Walworth Road in Elephant & Castle, involves the 130,000 square foot transformation of a former 1980s office building. This development is PBSA-led, providing 283 student beds alongside 35% on-site affordable homes at social rent levels, a co-created community kitchen, a community garden, and new high street shops.

The leadership team at Fabrix includes Clive Nichol, the founder and Managing Partner, who is responsible for driving the company's strategy and execution. Prior to establishing Fabrix, Mr. Nichol held positions as Head of Investment at a European Private Equity business, Fund Manager at Canada Life, and Asset Manager at Telereal Trillium. He holds a certificate in Property Investment from the University of Cambridge and a degree in Estate Management, and is a professional member of the RICS and a member of the IPF. Louis, a member of the founding team, oversees the investment and asset management strategies for the company. His previous experience includes serving as an Investment Manager alongside Mr. Nichol, where he launched and delivered investment strategies across the UK and Europe. Louis holds a degree in Real Estate Management from Oxford Brookes University.

Debbie is responsible for external affairs, social impact, engagement, and partnerships, leading Fabrix’s efforts to enhance the urban environment. Paul, the Director of Development, leads the development team and is responsible for project vision and delivery. Before joining Fabrix, he was an Associate at Savills within the London commercial development team. Andy serves as the Design Lead, collaborating with design teams to ensure projects deliver social, contextual, and commercial value. Alistair, a Project Director, oversees the delivery of large-scale developments and brings over 30 years of experience from major commercial and residential schemes across London and Europe, including previous senior positions with British Land, DMP, and Gardiner & Theobald.
