CA Ventures originated in 2004 with a primary focus on acquiring and developing university student housing. This foundational insight into niche real estate markets allowed the firm to establish a vertically integrated model, expanding its capabilities beyond student living. The company has delivered nearly 50,000 student accommodation beds across 40 major university markets. In the UK, CA Ventures has been active in purpose-built student accommodation (PBSA), forming a joint venture with Harrison Street to develop and acquire assets. This partnership announced initial development projects totaling 935 beds in locations such as London, Edinburgh, Leicester, and Belfast.

The firm's in-house PBSA operating platform, Novel Student, was established to manage its student accommodation portfolio in the UK and Europe. In 2022, CA Ventures completed the disposition of an initial portfolio of 897-bed PBSA assets in the UK, located in Sheffield, Glasgow, and Edinburgh, which were acquired by funds managed by Apollo Global Management. These communities achieved 100% lease-up in their first year of operation. CA Ventures has also pursued further expansion of its PBSA portfolio and the Novel platform into Ireland, Spain, and Italy through joint ventures. A 393-bed PBSA community in London's New Cross area is currently under development with Harrison Street, managed by Novel Student, and is anticipated for the 2024 academic year.
