MCR Property Group has made a significant addition to its portfolio in Sheffield with the acquisition of three purpose-built student accommodation (PBSA) assets from Unite, totalling 1,163 beds. The newly acquired properties—Archways, Leadmill Point, and Westhill Hall—contain 218, 446, and 499 beds, respectively. This transaction elevates MCR’s total bed count in Sheffield to nearly 2,000 across six locations, further establishing its Flow Student platform as a major player in the market.
The Newly Acquired Assets
All three properties are conveniently located within a mile of either the University of Sheffield or Sheffield Hallam University, with Archways and Leadmill Point being approximately a five-minute walk from Sheffield railway station. This prime positioning is critical as it caters to the demands of a student population exceeding 65,000 in the city.
Future Plans for Refurbishment
MCR has ambitious plans for a multi-million-pound refurbishment of Leadmill Point, alongside targeted improvement works at Archways and Westhill Hall. These enhancements are expected to significantly elevate the standard of accommodation offered, thereby increasing the attractiveness of the properties to prospective tenants.
The Acquisition Process
The acquisition was negotiated directly between MCR and Unite, with JLL acting as the selling agent. This strategic purchase aligns with MCR’s ongoing strategy to grow its student accommodation division through both acquisitions and investments in existing assets. The group anticipates that Flow Student will reach a total of 10,000 beds this year, with further opportunities on the horizon.

Sheffield’s current PBSA market has been identified as having a shortfall relative to its substantial student population, making the acquisition particularly timely and advantageous. Nick Lake, fund director at MCR Property Group, commented on the significance of this acquisition, stating, “Sheffield is a market we know well and one where we have continued to build real scale. This acquisition takes our presence in the city to almost 2,000 beds and establishes Flow Student as one of Sheffield’s largest private student accommodation operators.”

Together, they make Sheffield a market where we have real long-term confidence.” The additional scale gained from this acquisition is expected to enable MCR to strengthen its operational teams, invest more effectively in the buildings, and offer students a broader selection of accommodation options across the city.
