Construction at the Mantle Yard purpose-built student accommodation (PBSA) development in Leith, undertaken by HUB, Bridges Fund Management, and Housing Growth Partnership (HGP), has achieved a notable milestone with its official topping out ceremony. This significant event marks the completion of the final building’s height among the six structures that comprise the entire scheme, as construction efforts advance towards the anticipated completion slated for the 2027/28 academic year.

Once completed, Mantle Yard is set to become the largest private single-site PBSA development in Edinburgh, providing a total of 604 student beds. The development is strategically located on Baltic Street and features a mixed-use design that integrates student accommodation with affordable housing solutions, retail units, digital co-working spaces, and landscaped public areas, all while rehabilitating a series of Category B-listed industrial buildings within the Leith Conservation Area.
Design and Amenities
The visionary design of the development is attributed to Michael Laird Architects, who have crafted an arrangement of six buildings that encircle a landscaped central square and courtyard gardens. The shared amenities are extensive, including study spaces, a library, lounge areas, a TV room, a kitchen, a gym, and yoga facilities, all complemented by ample cycle storage to promote sustainability and eco-friendly transport.
Construction and Future Prospects
McAleer & Rushe is at the forefront of the construction process, having been appointed by the development partners. The project is transforming the former gasworks and naval yard into a vibrant campus-style community that is conveniently located near Edinburgh’s tram network and the historic waterfront. Earlier in the year, HUB provided a construction update indicating that the project remains on track for a summer 2027 completion. They highlighted the challenges of redeveloping the historically complex site while preserving and repurposing three listed heritage structures.
Operational Plans and Financial Support
In a recent development, HUB, Bridges Fund Management, and HGP engaged Fresh to manage the mobilising, marketing, leasing, and operational aspects of the Mantle Yard scheme. This appointment came after the partners secured a £79 million development loan from BGO, marking a crucial milestone as the project gears up to welcome its inaugural student residents for the 2027/28 academic year. The topping out signifies the successful conclusion of the structural phase, with ongoing work focusing on the heritage buildings and the internal fit-out process as Mantle Yard progresses towards its opening.
