iQ Twerton Mill

iQ Twerton Mill is a 330-bed purpose-built student accommodation scheme on Mill Road in Twerton, Bath, completed in 2015. Developed by McLaren Property and designed by Stride Treglown, the scheme occupies a brownfield site with industrial heritage dating to the 18th-century wool milling trade, within the Bath Conservation Area and UNESCO World Heritage Site, adjacent to the River Avon.

Accommodation comprises a mix of en-suite cluster flats, studios, and townhouses — including 225 en-suite rooms and 52 standard rooms in a townhouse format with shared bathrooms. Communal facilities include a gym, games room, and landscaped courtyards. The landscape design by Nicholas Pearson Associates drew on the site's weaving heritage, with flood-resilient courtyards providing attenuation capacity. Construction used modular GRP bathroom pods and a pre-panelised structural framing system that achieved approximately one floor per week.

The scheme is operated by iQ Student Accommodation and is open exclusively to Bath Spa University students, with rooms nominated through a Bath Spa partnership arrangement and tenancies held directly with iQ. Planning approval followed refusal of a larger 378-bed proposal in 2012, with the delivered scheme representing a reduced scale sensitive to conservation constraints.
