RoundShield operates as the European credit and tactical opportunities division of Harrison Street Asset Management, a prominent global investment manager. The firm specializes in European asset-backed credit opportunities and private capital solutions. RoundShield manages over $5.4 billion of discretionary capital on behalf of a diverse base of institutional investors, including pension funds, endowments, and foundations. Established in 2013 by Driss Benkirane, the firm has developed a focused approach to investing in European special opportunities. In July 2025, Harrison Street Asset Management completed the acquisition of a majority stake in RoundShield, acquiring a 60% equity interest from its management team and a third-party financial investor. This acquisition was intended to strengthen Harrison Street's European platform and expand capabilities in credit, student housing, and hospitality.

The firm's geographic focus is exclusively on Western Europe, encompassing countries such as Scandinavia, Ireland, the United Kingdom, the Benelux region, Germany, Austria, France, Spain, Portugal, and Switzerland. RoundShield aims to build positions typically ranging from €30-70 million, though it has financed smaller assets as part of a broader roll-up strategy.

RoundShield maintains a team of over 60 professionals, who possess extensive experience in portfolio management, restructuring, and investment. The firm operates across multiple offices, including locations in Jersey, London, Geneva, Madrid, Luxembourg, Paris, and Munich, facilitating its broad European coverage. The leadership team is responsible for establishing the strategic direction and overall vision of the firm, overseeing investment decisions, portfolio management, and operational efficiencies. This experienced group leverages its network and industry expertise to drive growth and enhance relationships with institutional investors. The in-house asset management team includes former bankruptcy administrators and restructuring specialists, providing specific expertise to the firm's asset management capabilities.

Within its diverse portfolio, RoundShield has demonstrated expertise in the student housing sector. The firm's ownership and operation of vertically integrated student housing platforms present an opportunity to scale combined student housing operations across the European region, particularly following its partnership with Harrison Street. RoundShield's investment activities, including its recently closed Fund V, specifically target real asset sectors in Western Europe such as hospitality, student housing, residential, social infrastructure, renewable energy, and other operating-related real estate. The firm also has experience in developing social housing, having raised EUR 210 million in 2021 for its first real estate private equity fund, the Irish Social Housing Fund, dedicated to this purpose in Ireland.

The firm recently achieved a significant milestone with the successful final close of its fifth European special opportunities fund, RS Fund V. This fund secured investor commitments exceeding $1 billion, surpassing its fundraising target by nearly $150 million. Fund V represents the largest fund in RoundShield's 11-year history, attracting commitments from a diversified mix of leading public and private pension funds, endowments, foundations, insurance companies, and large family offices globally. Over 80% of the investors in Fund V had previously committed to earlier RoundShield funds, demonstrating strong client support. Furthermore, Fund V is classified as Article 8 under the EU's Sustainable Finance Disclosures Regulation, indicating its promotion of environmental or social characteristics and integration of sustainability risks. The firm emphasizes energy efficiency in its real estate deals and considers the social aspect in investments such as social housing, nursing homes, and supported living.
