Urbanest has proudly announced the practical completion of its urbanest Canary Wharf purpose-built student accommodation (PBSA) development. This substantial project includes 1,672 student beds that are fully allocated to University College London (UCL), along with 80 residential apartments comprising one-, two-, and three-bedroom units. Additionally, the development features 41,000 sq ft of commercial space and 70 sky gardens, all designed to enhance biodiversity, sustainability, and student wellbeing.

Reaching practical completion at urbanest Canary Wharf signifies an extraordinary accomplishment for our development team and partners. Delivering Urbanest’s largest community to date while establishing a new standard for sustainability in the PBSA sector is a source of immense pride for us. This milestone underscores the collaboration and ambition inherent in this project, and we eagerly anticipate welcoming UCL students in September.
Outstanding Sustainability Credentials
As of the end of June, urbanest Canary Wharf successfully completed its final whole-building airtightness test, achieving an impressive air permeability result of 0.62 m³/h.m². This result is classified as ‘outstanding’, surpassing the industry benchmark of below 1 m³/h.m², which is generally regarded as ‘excellent’, according to our partners at Henriksen.
Future Prospects and Impact
Subject to final certification, urbanest Canary Wharf is set to open in September as the largest Passivhaus building in the UK and one of the largest globally.
