Puma Property Finance has announced the provision of £58 million in development financing to MRP for their ambitious 432-bed purpose-built student accommodation (PBSA) project located in the heart of Glasgow. Known as Broadway Studios, this development is scheduled for completion in August 2026, and will be managed by Prestige Student Living, aligning its opening with the 2026/27 academic year.
Setting New Standards in Glasgow
Broadway Studios is poised to be a pioneering student accommodation development in Glasgow, fully adhering to the city’s recently established PBSA spatial standards. This initiative not only sets a benchmark for quality and compliance but also aims to make a significant impact on the local housing landscape. Sustainability is a key focus for the project; it seeks to achieve a BREEAM Excellent rating and an EPC rating of A, surpassing Glasgow City Council’s energy efficiency benchmarks by an impressive 20% (Gold Level) and exceeding the city’s renewable energy target.
Innovative Design and Future-Readiness
The design of Broadway Studios incorporates advanced air-source heat pumps and high-performance building materials, ensuring long-term operational efficiency and environmental sustainability. While adhering to all Scottish building regulations, MRP has also aligned the project with the principles of the new English Building Safety Act, thus future-proofing it against evolving regulatory frameworks and investor expectations. Connectivity is a paramount concern; thus, Broadway Studios is pursuing WiredScore Platinum certification, which is the global standard for digital infrastructure, recognising exceptional resilience and advanced technology integration.
Comprehensive Amenities for Residents
Future residents of Broadway Studios will enjoy an extensive array of shared amenities designed to enhance their living experience. These include a rooftop sky lounge, a fitness suite, cinema facilities, a gym, private dining areas, and spaces for games. Such features are expected to attract a diverse student demographic, catering to various lifestyles and preferences.
MRP’s Strategic Vision and Market Insight
This venture marks MRP’s second debt-funded PBSA asset, following their successful project, The Place, in Nottingham, which was delivered and operated successfully before being sold as a stabilised asset. Furthermore, Broadway Studios represents the next phase of MRP’s development efforts on Renfield Street, complementing the completion of the Maldron Hotel in 2021, which was forward-funded by Abrdn.
Shane McBride, the development director at MRP, remarked, “Broadway Studios exemplifies MRP’s commitment to delivering high-quality, operationally resilient PBSA in university towns facing accommodation shortages. Glasgow’s student market continues to grapple with a significant lack of housing, and this development directly addresses that need with an asset that prioritises sustainability and resilience.” He further emphasised the company’s confidence in the long-term viability of the PBSA sector and Glasgow’s reputation as a premier educational hub, indicating their intent to retain and operate the building until it reaches stabilisation.
Partnership and Future Growth
Kevin Davidson, managing director of Puma Property Finance, expressed enthusiasm about the partnership, stating, “Having previously funded successful developments with McAleer & Rushe as the main contractor, we are delighted to extend our support to MRP for Broadway Studios. This project not only reinforces our commitment to financing schemes that uphold ESG excellence but also sets a benchmark for contemporary PBSA developments.”
Shane McCullagh, director at McAleer & Rushe, also shared his excitement about being entrusted as the construction partner for this landmark scheme. He noted, “Broadway Studios is an exceptional addition to our expanding portfolio of prominent student developments across the UK and enhances our robust pipeline of large-scale projects within Scotland’s central belt. With our experienced teams and reliable partners, we are committed to delivering safe and sustainable homes for students that will contribute positively to the city.”
This significant investment and development further highlight the ongoing demand for quality student accommodation in the UK, particularly in cities like Glasgow, where the need for purpose-built student accommodation continues to grow. MRP’s strategic approach, combined with the support from partners like Puma Property Finance and McAleer & Rushe, positions Broadway Studios as a key player in the evolving landscape of the UK PBSA market.
