DPK Group has successfully secured a robust £113 million development facility aimed at converting the Royal Albert Dock office complex in East London into an expansive 1,085-bed purpose-built student accommodation (PBSA) scheme. The funding, provided by Firma Partners, will facilitate the refurbishment of 20 vacant office buildings within the 450,000 square foot waterfront site, ultimately creating one of London’s largest PBSA developments. Alongside the residential component, the project will feature an additional 55,000 square feet dedicated to retail and amenity space, enhancing the overall appeal of the development.
The anticipated gross development value of the completed scheme is estimated to be around £300 million. DPK Group successfully obtained planning consent for this significant conversion project in 2023. The Royal Albert Dock initiative will primarily involve internal fit-out works since no structural alterations are needed, with the construction phase expected to last approximately 18 months, targeting practical completion by the third quarter of 2027. Homes for Students has been appointed to manage the operation of this innovative development.

Situated conveniently close to the University of East London and London City Airport, the project is set to cater to a burgeoning student population that exceeds 40,000. Furthermore, over £5 billion of investment has been pledged towards the Royal Docks area over the next two decades, signalling strong confidence in the region’s future.
