GMI Construction Group has successfully marked a notable milestone in the development of purpose-built student accommodation (PBSA) at Foss Islands Road, York. A topping-out ceremony was held, bringing together key project partners and stakeholders to celebrate this significant achievement.
The project, which is being constructed under a £17 million contract, consists of a three, four, and five-storey structure featuring 133 beds. It has now reached its full structural height, progressing towards completion in time for the 2026/27 academic year. This development plays a vital role in addressing the growing demand for high-quality student accommodation in York.
Development and Amenities
Developed in collaboration with Urbium Capital and Gregory Property Group, the accommodation will comprise a diverse mix of premium studios along with two one-bedroom apartments. In addition to the living spaces, the development is designed to include a variety of amenities that cater to the needs of contemporary students. These amenities will encompass dedicated study areas, a well-equipped gym, multifunctional social spaces, and beautifully landscaped courtyards, all of which will enhance the living experience for residents.
Sustainability Initiatives
The Foss Islands Road project places a strong emphasis on sustainability, targeting BREEAM ‘Excellent’, EPC A, and WiredScore Platinum certifications. The incorporation of air-source heat pumps, electric vehicle (EV) charging points, and secure cycle storage reflects a commitment to promoting a car-free lifestyle, which is increasingly important in urban environments. Furthermore, the design adheres to stringent air quality, water efficiency, and carbon standards, aligning with the objectives set forth for developments situated within York’s Air Quality Management Area.
Location and Impact
Strategically located between the University of York and York St John University, the site is also in close proximity to the city centre, making it an ideal choice for students. This development is set to transform a brownfield site that was previously occupied by Enterprise Rent-A-Car and Just Tyres into a vibrant hub for student living. The new accommodation is expected to significantly contribute to the local economy and support the influx of students in the area.

Significance for the PBSA Sector
The Foss Islands Road development builds upon GMI Construction Group’s established reputation within York’s PBSA sector. Earlier this year, GMI also completed a £50 million, 275-bed PBSA project on Fishergate for Olympian Homes, alongside a £22 million development of Raffles Hall on James Street for S Harrison Developments, which will house 303 students. These accomplishments highlight the growing confidence and investment in the UK PBSA market.
