Cain and Olympian Homes are making significant strides towards the practical completion of their Cirrus Point purpose-built student accommodation (PBSA) project, situated in the vibrant heart of Leeds. The construction effort, which is spearheaded by RG Group, is on track to reach its completion by 2026. This ambitious project has gained considerable attention, particularly after the topping-out ceremony held in November 2025 at the impressive 45-storey structure, which stands at 134 metres tall. Once completed, Cirrus Point will proudly hold the title of the tallest PBSA-only development in the world and will also be the highest building in Leeds, following a successful funding acquisition in October 2023.
The Project Overview
Cirrus Point is set to deliver an impressive 633 high-quality student bedrooms, complemented by over 9,000 square feet of amenity space tailored for student living. The amenities will include a well-equipped gym, a yoga studio, a cinema, a games room, co-working spaces, group dining areas, and a rooftop terrace that will provide panoramic views across the city of Leeds. The ground floor is designed to feature a spacious lobby and reception area, which will oversee the amenity spaces, ensuring a welcoming environment for residents.
Design and Layout
The design of Cirrus Point has been meticulously planned, with the ground floor housing essential operational areas such as bin storage and plant facilities. Levels one and two will include additional amenity spaces alongside bike storage, promoting an active lifestyle for the students. The student bedrooms, located from levels three to 43, will be arranged as cluster flats featuring shared kitchen areas or independent studio rooms, catering to diverse student preferences. Notably, upper levels 38 and 39 will house extra amenity space, including an exclusive roof terrace on level 39 for relaxation and socialising.
Partnership and Future Developments
The successful progress of Cirrus Point underscores the fruitful partnership between Cain and Olympian Homes, which was most recently demonstrated with the completion of Rialto House in York in July 2025. This development comprises 275 bedrooms and offers a high standard of amenities, providing students with an exceptional living experience. Additionally, the partnership continues to evolve with the acquisition of St James House in Bristol, which is set to become the tallest building in the city upon redevelopment.
