Arka Living has announced the appointment of Fresh as the management operator for its Hearth House purpose-built student accommodation (PBSA) project located in Southampton. Construction for this ambitious scheme commenced in June, with plans for it to become Arka Living’s flagship development, dedicated to offering a sophisticated living experience that emphasises design, quality, and sustainability for students.
Fresh’s Role and Expertise
The choice of Fresh as the management partner is supported by the company’s exemplary track record in both launching new and refurbishing existing properties across the UK. Notably, Fresh achieved a remarkable Net Promoter Score (NPS) of +38 in the recent 2026 Global Student Living Index, underscoring its commitment to resident satisfaction and engagement. Mitchell Singh, Commercial Director at Fresh, expressed enthusiasm about this partnership, stating, “We are delighted that Arka Living has appointed Fresh as their property management partner, bringing their bespoke brand to life through a truly boutique student living experience. We’re excited to be entering the Southampton market, building on our strong PBSA expertise across the South of England, and look forward to supporting Arka Living’s vision for this flagship property.”
Hearth House Features and Amenities
Scheduled to open in September 2027, Hearth House will feature 192 individual studios alongside six ‘two-dio’ apartments, all designed with resident comfort in mind. Bookings for the accommodation are set to commence in Autumn 2026. The development will provide all-inclusive bills and access to a range of high-end amenities, including lounges, a private dining area, a dedicated study room, and a gym. Residents will also benefit from Fresh’s Be Wellbeing Programme and Platinum-certified service level for PBSA schemes.
Located on Hulse Road, Hearth House is strategically positioned within walking distance of Southampton Common, the University of Southampton, and the city centre, making it an attractive option for students. The development’s marketing suite will be available for residents to preview a model of a green, temperature-controlled studio unit prior to its completion.
Sustainability Initiatives
Hearth House will stand out as the only PBSA in Southampton featuring fully temperature-controlled living spaces, with air conditioning included in each unit. Arka Living is committed to sustainability, implementing various environmentally friendly initiatives such as Air Source Heat Pumps for central heating, photovoltaic solar panels, and triple glazing on all windows and glass doors. The development is also aiming for a BREEAM ‘Outstanding’ rating, which reflects its high standards in sustainability performance.
Mark Cody, Director of Arka Living, commented on the decision to partner with Fresh, stating, “Following our process of considering several companies for the opportunity to manage Hearth House on our behalf, we appointed Fresh to the role as we were impressed with their market knowledge, existing track record and, most importantly, their ability to work alongside us as a partner in the mobilisation and subsequent operating of this exciting new project.” This collaboration is set to redefine the student accommodation experience in Southampton, combining luxury and sustainability in a competitive market.
