Design practice Apt has undertaken a significant amendment to the consented purpose-built student accommodation (PBSA) scheme located at 141 Woolwich Road on behalf of AVF Developments. Originally approved in February 2025 by the Royal Borough of Greenwich, the development plans featured a total of 190 student bedrooms in a mix of twin rooms, en-suite, and studio units, as well as designated commercial space. The project comprises three blocks of student housing, with one block reaching seven storeys, all interconnected by a podium.
Notably, 35% of the accommodation aims to meet the Greater London Authority (GLA) standards for affordable student housing. The overarching objective for the scheme is to achieve a BREEAM rating of Excellent, reflecting its commitment to sustainability. Among the amenities included are shared kitchen, dining, study, and recreational spaces, all designed within a high-performing building fabric and powered by renewable energy sources. Each student block will feature its own core, equipped with two staircases and lifts, ensuring efficient access to shared amenity spaces such as study areas, lounges, and gaming rooms that overlook the landscaped pocket gardens along Woolwich Road and Dandridge Close.
The development site presents excellent potential for enhancing the public realm, thereby revitalising the Woolwich Road façade and dramatically improving the streetscape along Dandridge Close. In light of recent updates, Apt has reconfigured the scheme while preserving the number of bedrooms but reducing the number of storeys. This strategic amendment is intended to mitigate scrutiny under the revised national fire safety standards set forth by the British Standards Institution.
By removing one storey yet retaining the original number of units, the new proposal adheres to BS 9991:2024, which was enacted during the initial determination period. This adjustment lowers potential programme risk that could threaten the viability of the project prior to the commencement of construction. The redesigned scheme continues to prioritise high-quality architecture and materiality, which are central to Apt’s design philosophy, while also balancing the ambitious design with commercial realities.
Apt expressed enthusiasm about continuing collaboration with AVF Developments as the project progresses through its next phases. The site, which was previously home to a Speedy Services tool hire facility, is strategically positioned along the A206 Woolwich Road, one of the primary thoroughfares connecting Greenwich with Plumstead. Its location ensures a 45-minute commute to 28 higher education institutions, including prestigious universities such as King’s College London, the London School of Economics, and University College London.
