Overview
Castle Leazes is a landmark joint venture redevelopment between Newcastle University and Unite Students — described as the first university-PBSA joint venture of its kind in the UK. The scheme will deliver 2,009 new beds across brick-clad buildings of four to nine storeys, replacing the former 1,250-bed 1960s halls demolished to make way for a modern student village.
Unite holds a 51% stake and acts as developer, asset manager, and operator; the university holds 49% and contributes the site on a 150-year lease. Planning permission was granted in May 2025, Gateway 2 approval has been received, and construction is underway — with phase one (788 beds) targeted for 2028/29 and phase two (1,221 beds) for 2029/30.
The c.£250 million development prioritises energy efficiency, on-site renewable energy, and enhanced community spaces including games rooms, study areas, and outdoor courtyards. During construction, Newcastle University holds a multi-year nominations agreement with Unite for 1,600 beds elsewhere in the city.
