Overview
Cambridge Halls is a joint venture redevelopment between Unite Students and Manchester Metropolitan University on Cambridge Street in Hulme — Unite's largest scheme to date. Planning was approved in 2025 for 2,302 purpose-built bedrooms across two towers of 24 and 30 storeys, designed by Cartwright Pickard, replacing the university's existing 770-bed 1990s accommodation.
Demolition and main construction works began in February 2026 under contractor GRAHAM, on a reported £390 million development. Phase one will deliver 1,101 beds for the 2029/30 academic year; phase two will add 1,201 beds for 2030/31. Unite will develop, asset-manage, and operate the scheme.
Beyond bedrooms, the masterplan includes cluster flats and studios, a rooftop exercise area, sports pitches, an allotment, and a communal kitchen-dining-lounge catering floor for up to 400 students seeking more affordable living. A new community health centre and ground-floor commercial space on Cambridge Street extend the project's reach into the surrounding neighbourhood.
