St John’s College in Cambridge has moved a step closer to realising its plans for the redevelopment of Wolfson Court into a modern purpose-built student accommodation (PBSA), following a positive recommendation from the Cambridge City Council’s Planning Committee. The existing structure, which currently houses 147 student bedrooms in a quadrant-shaped building, is set to be demolished to make way for a significantly larger facility that will offer 408 student rooms. This expansion is crucial in meeting the increasing demand for student housing in the city.
The Proposed Development
The application not only encompasses the new accommodation but also outlines plans for enhanced landscaping and essential infrastructure works. A temporary construction access route from Madingley Road will be established to facilitate the development’s delivery. The planning officer’s assessment highlighted that the redevelopment is a suitable utilisation of an established student accommodation site. Moreover, the new buildings are designed to provide a much-improved standard of living compared to the existing facilities.
Sustainability and Design
In their recommendation, the planning officer noted that the proposed development is poised to meet high sustainability standards. It adopts a landscape-led design approach that is sensitive to its location within the West Cambridge Conservation Area, aiming to blend harmoniously with the surroundings. This focus on sustainability is particularly relevant in today’s PBSA market, where environmental considerations are becoming increasingly important for investors and developers alike.
Historical Context
Originally constructed in 1971, Wolfson Court has undergone several changes over the years, including an extension in 1990 and the addition of a nursery in 2004. Despite regular maintenance, the current buildings have been deemed ‘dated, inefficient, and no longer fit for purpose’. This redevelopment represents not just an upgrade in living standards but also a strategic move to enhance the overall student experience.
