Vita Group is advancing its ambitious plans for the redevelopment of the former Axis Square into the Goods Station site in Birmingham. With the approval recommendation from Birmingham City Council pending a legal agreement, the project aspires to transform the area significantly. The development will feature five new buildings, designed by SimpsonHaugh, which will vary in height from 10 to 49 storeys, and will be anchored around a new urban garden that establishes a vital connection between Navigation Street and Holliday Street.
The masterplan incorporates three residential towers, totaling 990 new homes, a 221-room serviced apartment complex, and a Purpose-Built Student Accommodation (PBSA) facility under Vita Group’s House of Social brand. Additionally, there will be a 17,000 sq ft public food hall that will enhance the community’s vibrancy and appeal.
The specifics of the development include:
– **Building 1**: South Residential Tower with 484 C3 units (49 storeys)
– **Building 2**: North Residential Tower with 384 C3 units (39 storeys)
– **Building 3**: Student Residential Tower providing 720 bedspaces (29 storeys)
– **Building 4**: Hotel Building with 229 C1 units (19 storeys)
– **Building 5**: Residential Building accommodating 122 C3 units (10 storeys)
Birmingham City Council’s planning officers have recommended approval of the Goods Station project, contingent upon key contributions from Vita Group. These include a £3.9 million off-site affordable housing contribution, an expenditure of at least £3.2 million on public realm enhancements, and the acquisition of biodiversity credits.
The Goods Station redevelopment will occupy the four-acre site of the former Axis office building, strategically located beside the Mailbox. During construction, the project is expected to create approximately 485 jobs in the West Midlands and contribute an impressive £245 million to the local economy. Upon completion, the development will sustain 185 jobs on-site, yield an estimated £2.4 million in additional council tax revenue for Birmingham, and add £7.8 million annually to the local economy.
Vita Group aims to commence construction in Autumn 2025, provided the planning approval is granted. Furthermore, the project incorporates a proposed Community Infrastructure Levy payment exceeding £10 million to Birmingham City Council, indicating a strong commitment to supporting local community needs.
