Unite Students has successfully finished the construction of its flagship Hawthorne House purpose-built student accommodation (PBSA) project in Stratford, London, in advance of the commencement of the 2026/2027 academic year. The 719 cluster and studio apartments have attracted significant interest, with more than half being leased directly to students from the University of the Arts London (UAL) under a multi-year agreement. UAL is recognised as the second-best institution globally for art and design, which aligns with Unite’s strategy of partnering with the UK’s leading universities.

Hawthorne House is strategically positioned adjacent to Stratford station, providing easy access to several university campuses, including UAL’s London College of Fashion. The development boasts a variety of amenities, including a free-to-use gym, a karaoke room, a roof terrace, and dedicated study spaces, ensuring a vibrant living and learning environment for students.
Strategic Partnerships and Community Impact

The partnership with the University of Arts London, a world-leading university for arts and design, supports our strategy to align with the UK’s strongest universities.” This project not only supports educational opportunities but also contributes to the regeneration of an important gateway site in London, enabling more local young people to access sixth-form education while freeing up privately rented homes for families and young professionals.
Development Specifications and Sustainability
With a gross development value of £185 million, the mixed-use scheme also incorporates 65,000 sq ft dedicated to the London Academy of Excellence across the first six floors of the building. This academy is among the top 5% of schools nationally for A-Level results, and the new state-of-the-art learning environment will expand its capacity from 480 to 750 places, thereby widening access to quality education.
Hawthorne House marks a significant milestone as Unite’s first development governed by the recent Building Safety Act, which has facilitated an efficient and collaborative approval process with the Building Safety Regulator. The project includes enhancements to an existing railway bridge near the property and improved landscaping in the surrounding area, demonstrating a commitment to both safety and community aesthetics.
The building’s design prioritises the performance of its materials and energy efficiency, enabling it to exceed the Royal Institute of British Architects (RIBA) climate targets. This focus on sustainability not only meets regulatory requirements but also positions Unite Students as a responsible operator in the UK PBSA market.
