Unite Students and Newcastle University have come together to form a joint venture aimed at developing new purpose-built student accommodation (PBSA) for a total of 2,009 students. This collaboration highlights the growing need for modern housing solutions in the UK student accommodation sector.
Joint Venture Structure
Under the terms of the joint venture, Unite Students will take on the roles of developer, asset manager, and operator, holding a 51% stake in the partnership. Meanwhile, Newcastle University will possess a 49% stake and will contribute its Castle Leazes site, which is secured on a 150-year lease. This strategic partnership not only reinforces the university’s commitment to enhancing student amenities but also provides a sustainable model for future developments.
Replacing Outdated Facilities
The new development will replace the university’s former Castle Leazes accommodation, which offered 1,250 beds and was constructed in the 1960s. This outdated facility was demolished last year to pave the way for a modern housing solution that meets current student needs. The first phase of the reimagined Castle Leazes development will introduce 788 beds, scheduled for completion ahead of the 2028/29 academic year, while the second phase will add a further 1,221 beds, anticipated to be ready by the 2029/30 academic year.
Regulatory Approval and Next Steps
The Building Safety Regulator has granted Gateway 2 approval for the construction of the Castle Leazes development, signalling a significant step forward. Contractors have already commenced preliminary groundwork, which includes laying the foundations for the new building.
