Unite has proudly announced the completion of its College House purpose-built student accommodation (PBSA) scheme located in Bristol, operated under its Hello Student brand. In April 2025, Empiric Student Property, now part of Unite, secured planning approval from Bristol City Council for the transformation of the College House office building. This building was acquired in February 2024 and has been remodelled into a 57-bedroom, all-studio accommodation scheme specifically tailored for postgraduate students.
This planning approval significantly improved upon the original residential permission, which had permitted only 32 bedrooms back in June 2024. The building, which overlooks College Green and the iconic Bristol Cathedral, has undergone extensive renovations to convert it into a modern living space aimed at catering to returner students, including those pursuing postgraduate studies. The new amenities feature a lounge, dedicated study areas, and even a yoga room, all designed to enhance the overall student experience.
Commercial Enhancements
In addition to the residential facilities, two previously empty retail units on the ground floor have found new tenants—the opening of a bakery and a bubble tea shop, with Tesco now secured on a long-term lease. These commercial additions are expected to enrich the local community and provide convenience for the residents of College House.

The scheme has been designed with a strong emphasis on sustainability, achieving a BREEAM Excellent rating alongside an EPC A rating. This commitment to eco-friendly practices reflects the growing trend within the PBSA sector towards environmentally sustainable developments, which are increasingly being prioritised by investors and operators alike.
