In a significant development for the UK PBSA market, the newly unveiled Swan Residences, operated by Homes for Students and developed by Swan Street, has commenced operations in Glasgow. This purpose-built student accommodation (PBSA) project, designed by GD Lodge Architects, comprises 105 studio apartments, alongside a host of amenities tailored to enhance student living.
Project Overview
Located on Swan Street and in close proximity to Glasgow’s city centre, The Swan Residences has been created through the transformation of a former office building, resulting in larger than average living spaces for students. The focus on sustainability is evident, as the design reduces both construction waste and embodied carbon compared to conventional new-build projects. Notably, in April 2026, Swan Street contracted RSBi for £275,000 to design and manufacture furniture for this innovative development.

He stated, “By repurposing existing buildings, we reduce embodied carbon, retain cultural identity, and accelerate delivery, demonstrating how existing assets can be reimagined to meet modern student needs more efficiently and sustainably.” This approach not only meets student expectations but also sets a precedent for future PBSA developments.

One of the standout features of The Swan Residences is its extensive outdoor amenity provision. Residents will enjoy access to over 500 sqm of landscaped external space, making it one of the largest outdoor areas available in student accommodation throughout Glasgow. Furthermore, the rental costs include all utility bills, and CCTV security systems are installed throughout the property, ensuring a safe and comfortable environment for students.
