HG Construction has successfully elevated The Roc Club to Level 22, with fresh aerial footage illustrating the substantial engineering complexities behind this 24-storey purpose-built student accommodation (PBSA) project situated on Rockingham Street in Elephant and Castle. This ambitious scheme, designed by Maccreanor Lavington, features 244 beds and is being constructed on a constrained triangular brownfield site adjacent to operational railway lines.
Building a high-rise structure so close to live rail infrastructure necessitates meticulous coordination throughout the construction process. Work is advancing in tandem with active rail operations, adhering to stringent safety and engineering standards. Instead of navigating around the existing infrastructure, the development integrates three Network Rail arches beneath the viaduct, which will contribute to an enhanced pedestrian route connecting to the broader Low Line and the Elephant and Castle regeneration project.
Engineering Challenges
To address the project’s unique constraints, the UK’s largest continuous flight auger (CFA) piling rig has been employed to install the deep foundations essential for the tower within the limited footprint. Recent drone footage highlights how closely the tower aligns with the railway corridor, with the construction’s concrete core now towering above the neighbouring buildings as it nears its final elevations.
Facilities and Future Prospects
The Roc Club is being developed by CKC Properties and Valpre Capital. In addition to student accommodation, the project will feature commercial space at ground level, study and co-working areas, a gym, communal spaces, laundry facilities, and 215 cycle parking spaces. The anticipated completion date is set for 2028.
Project Timeline and Funding
This latest achievement marks a significant milestone in a busy phase for the development. Following Valpre Capital‘s acquisition of the consented site in April 2025, the project has successfully passed through Gateway 2 approval, with construction commencing in December 2025. Specialist contractor Frameclad joined the delivery team after Gateway 2 approval, and Beaufort Capital secured an £83 million funding facility earlier this year to bolster the execution of The Roc Club scheme.
