Property consultancy Savills has officially brought the Gamecock purpose-built student accommodation (PBSA) development site located in Manchester to the market. The site obtained planning consent on 18 January 2024, and a Section 106 agreement was signed with planning permission being issued on 13 June 2024. Due to ongoing attempts by a local opposition group to revoke this planning permission, the expiry date for the consent has been extended by one year, now set to last until 13 June 2028.
The Gamecock Site Overview
The Gamecock site features a total of 146 bedrooms, which includes 64 cluster en suites as well as 82 studios. The range of amenities on offer includes communal lounge areas, study spaces, and a games room, all designed to create an appealing living environment for students. This thoughtful provision of facilities enhances the attractiveness of the scheme, catering to the needs of today’s student population.
Strategic Location and Market Demand
Situated at the corner of Booth Street West and Boundary Lane, the development is conveniently located close to the main campuses of both the University of Manchester and Manchester Metropolitan University. Additionally, it is within a 20-minute walk from the city centre, making it ideally positioned for students who wish to enjoy the vibrant offerings of Manchester, including shopping, dining, and entertainment options.
There is a well-documented demand for additional PBSA in Manchester, driven by both quantitative and qualitative deficiencies in current provision. The under-supply of student accommodation is having adverse effects on the wider housing market in the city, emphasising the necessity for developments like Gamecock.
