Rainier Real Estate has received planning permission from Warwick District Council to develop a purpose-built student accommodation (PBSA) scheme located south of Westwood Heath Road in Coventry. The project has also been approved by Coventry City Council, as the land spans both the Warwick district and Coventry.
Scheme Details
The site measures approximately 1.8 hectares and consists of a mix of hardstanding, existing structures, trees, hedges, and scrubland. Overhead power lines run through the southern section of the site. The development plans, submitted by Maber in October 2025, propose up to 400 bedrooms, site access and highway works, car and cycle parking, green infrastructure, public realm enhancements, site drainage, and ancillary works. The existing buildings on the land will be demolished to facilitate the new construction.
Location and Impact
The site is situated adjacent to the University of Warwick‘s core campus, which is set to undergo further growth and investment. The Local Planning Authority’s conservation officer has determined that the proposed development will not adversely affect any heritage assets within Warwick District. Additionally, Coventry City Council has assessed the impact on heritage assets in Coventry and found it acceptable. There are no nearby residential properties in Warwick District that would be impacted in terms of privacy, overshadowing, or overbearing effects.
Environmental Considerations
The development is positioned in a sustainable location, promoting reduced car travel and encouraging walking, cycling, and the use of public transport. The project aims to make effective use of a previously developed brownfield site, retaining much of the existing green infrastructure and landscaping in accordance with national and local planning policies.
