McLaren Construction Midlands and North are making substantial strides on the £160 million Upper Brook Street purpose-built student accommodation (PBSA) project located in the vibrant heart of Manchester. Upon its completion, this significant development will provide a total of 737 student bedrooms across two impressive structures, one standing at nine storeys and the other towering at 23 storeys. The project is designed to offer a range of amenities, including dedicated study areas, fitness facilities, and social spaces, all of which are essential for modern student living. Furthermore, it will introduce new public and community-focused facilities that aim to enhance the overall environment of the wider Oxford Road Corridor.
Current Construction Progress
Since being appointed by McLaren Property late last year, McLaren has made remarkable progress. The concrete frame for the 23-storey Upper Brook Street tower has now reached level 10, while K block has successfully achieved its full height of nine storeys. Fire stopping installation is currently underway across the entire project, and risers are advancing well in both buildings, showcasing the efficient construction approach being adopted.
Collaborative Efforts and Innovations
In addition, Taylor Hart Limited has initiated drylining works as part of the construction process. To promote sustainability and minimise waste, they are employing offsite manufacturing for certain firestopping elements and pre-cutting materials, illustrating a commitment to modern construction practices. Cara Group has reported that the brickwork to the ground floor level is nearing completion, which is a significant milestone in the building’s development.
Upcoming Milestones
Briggs & Forrester Group has commenced the first fix of mechanical and electrical installations, with drainage works and other essential elements set to follow shortly. McLaren also announced that the first of the precast panels for the external façade will soon be delivered to the site, marking a crucial visual milestone in the Upper Brook Street PBSA scheme. This development not only underscores McLaren’s expertise but also reflects the growing demand for high-quality student accommodation in the UK.
