Glasgow City Council has recently approved plans for the demolition of a rundown building located in Trongate, with intentions to replace it with nearly 100 modern studio flats tailored specifically for students. The project marks a significant advancement in the provision of purpose-built student accommodation (PBSA) within the city, reflecting the ongoing demand for high-quality living spaces in urban areas.
Planning Approval Secured
Permission has been granted for a facade retention scheme concerning the B-listed building situated at 137-143 Trongate. This scheme involves extending the building upwards, while preserving and adapting the adjacent B-listed structure at 151 Trongate. The smaller building at 145-149 Trongate is set to be demolished as part of this development plan. Currently, the entire site is on the market and is being promoted as a prime location for PBSA in Glasgow’s city centre.
Developer’s Vision
The plans include modern amenities at ground level, intended to house a student reception area, a communal student hub, and potential commercial opportunities. At present, this ground level is occupied by retail units, including Bo Peep’s Clothing and Savers, but the upper floors remain vacant. The planning applications for this ambitious project were submitted in 2024 by Bristol-based property development company Deeley Freed. Previous proposals for this site have been made, including a 2015 application for 69 serviced apartments; however, none of these plans progressed.
Adjustments to the Project Scope
Initially, Deeley Freed’s application sought permission for the construction of 101 residential units designed for students. The proposal aimed to “sensitively combine retention, re-use, and strategic demolition of the existing structures to unlock the potential” of the site. Following discussions with council planners, the proposal was revised, resulting in a reduction of the number of studios to 98 across nine storeys.
This development not only aims to address the growing demand for student accommodation in Glasgow but also highlights the importance of incorporating historical elements within new constructions, thus contributing positively to the urban landscape and the local student community.
