McLaren Property has taken a significant step forward by formally appointing McLaren Construction Midlands and North, its affiliated company, as the main contractor for the prestigious Upper Brook Street student accommodation project in Manchester. This development is poised to reshape the landscape of purpose-built student accommodation (PBSA) in the city.
Project Overview
The Upper Brook Street PBSA project spans an impressive 272,854 sq ft and consists of two buildings, one featuring nine storeys and the other standing at 23 storeys. With a total investment of £160m, this development will provide 737 student bedspaces, including 288 studios and 449 cluster bedrooms. Residents will benefit from a range of shared amenities, such as a gym, fitness studio, and collaborative study and social spaces, designed to enhance the student living experience.
Construction Progress
Early construction works have been progressing rapidly, with both tower cranes fully operational on-site. Ground clearance and preparation have been completed, alongside the establishment of temporary facilities for the construction team. Notably, piling has concluded, with 219 piles installed and concrete bases laid to support the two new residential buildings and cranes. Additionally, slip-form rigs are currently being assembled, with concrete framework work set to commence in early 2024.
Innovative Construction Techniques
The concrete framework will utilise fully unitised prefabricated concrete panels, which include integrated brickwork and windows, aiming to drive efficiency and improve quality during construction. Furthermore, bathroom pods manufactured off-site by Walker Modular will contribute to the streamlined delivery process, showcasing a modern approach to PBSA development.
Environmental Commitment
This project is targeting a BREEAM Excellent rating and aims to achieve an EPC A rating, underscoring McLaren Property’s commitment to sustainability and energy efficiency. The completion of the Upper Brook Street development is anticipated to coincide with the 2028 academic year, ensuring that it will meet the growing demand for high-quality student accommodation in Manchester.
