This ambitious scheme aims to incorporate 504 student bedrooms, while simultaneously enhancing retail, leisure, and public spaces within the area. The approval comes after adjustments were made to an earlier consented proposal, which initially included a hotel but has now been modified to reflect the current demand for student accommodation.

Situated in the heart of Durham, Prince Bishops Place has encountered increasing challenges over recent years due to evolving retail habits and shifting footfall patterns. The redevelopment seeks to reposition the site as a vibrant mixed-use hub that effectively merges modern student living with improved commercial opportunities and public realm enhancements, thereby addressing current market needs.
Partnerships Driving the Development
This significant project is being advanced through a collaboration between Landmark Properties, Citrus Group, and Galliard Homes. Landmark, recognised as one of the largest student housing developers and operators in the United States, exchanged contracts for the site earlier this year, marking a key step in its strategy for expanding its footprint in the UK market. The company currently oversees over 74,000 student beds globally and has pinpointed Durham as a crucial location where the demand for quality accommodation consistently surpasses supply.
Enhancing the Local Economy
In addition to the new student accommodation, the development will deliver upgraded retail and leisure units, along with improved pedestrian routes throughout the site and a new public square that will overlook the picturesque River Wear. The project will also create new perspectives towards Durham’s historic cathedral and castle, thereby enhancing the overall environment of the city centre and fostering better connectivity across the area. Importantly, the existing multi-storey car park will remain as part of the plans, ensuring a balance between development and accessibility.
