Global rental-housing investor Greystar has made a substantial addition to its European portfolio of purpose-built student accommodation (PBSA). In late 2025, the company successfully closed two key transactions that collectively introduce more than 2,200 beds into its operations across Spain and France, reinforcing its strategic positioning in these vital markets.
Acquisition in Spain
The first of these deals was revealed on 24 November 2025, when Greystar announced the acquisition of a portfolio consisting of three PBSA residences from Merkel Capital. This purchase brings over 1,200 beds to Greystar’s portfolio, located in the Spanish cities of Pamplona, Sabadell (a suburb of Barcelona), and Seville. All properties are strategically situated near major university campuses and boast a BREEAM “Very Good” sustainability certification, highlighting Greystar’s commitment to environmentally responsible development. Rafael Fernández-Villaverde, Managing Director of Greystar Spain, commented on the acquisition, stating, “We believe this acquisition strengthens our position as we continue to scale our student housing platform across the country and reflects our conviction in the long-term fundamentals of the Spanish market.” This move marks Greystar’s reinvestment in Spain, having previously exited the market after selling its former platform in 2023, and it directly addresses the rising demand for high-quality student accommodation in the region.
Expansion in France
Just a week later, on 1 December 2025, Greystar finalised its acquisition of four student housing residences in France from a fund managed by Catella Investment Management, which adds an additional 1,091 beds across key student cities including Évry, Bordeaux, Toulouse, and Labège. This strategic purchasing decision underlines the structural appeal of the French market, reflecting robust demand for student housing in multiple academic hubs. It also provides Greystar with diversified geographic coverage, essential for navigating the complexities of the European student accommodation landscape.
Market Insights and Strategic Positioning
Greystar emphasised the persistent imbalance between supply and demand in Spanish university cities, underscoring the necessity for high-quality PBSA investments. The company’s foray into France similarly acknowledges the strength of demand across various student markets. The newly acquired properties will operate under Greystar’s pan-European student housing brand, Canvas, which is recognised for its commitment to quality and community-centric living environments.
Greystar’s significant investments in these two European nations not only enhance its portfolio but also illustrate a growing trend within the UK PBSA market, where operators are increasingly focusing on expanding their reach into other European territories to capitalise on similar demand dynamics.
