German Development Investors (GDI) is on the lookout for an institutional investment partner to collaborate on a €100 million joint venture designed to finance the establishment of a purpose-built student accommodation (PBSA) platform. This initiative aims to provide around 3,000 student homes across Germany, focusing on key university cities where demand is soaring.
The Strategic Partnership
The proposed partnership is intended to inject equity into a national development platform that has already pinpointed a pipeline of between 15 and 20 projects throughout Germany. GDI has teamed up with FU.Life Group, a recognised student housing operator, to roll out this platform, which will operate under the dedicated student accommodation brand known as The House of Co.
Initial Developments and Market Context
As part of this ambitious initiative, GDI has already secured over 500 student homes under contract, laying a robust foundation for the broader platform as it seeks to expand. The initial projects are reported to include opportunities in vibrant university cities such as Düsseldorf, Cologne, Stuttgart, and Münster. Notably, Düsseldorf is associated with a previously announced €30 million conversion of an office building into student accommodation.
This fundraising effort comes amid a growing interest from institutional investors in the German student housing sector, primarily driven by persistent supply shortages in major university cities and the strong long-term demand for student accommodation. Recently, J.P. Morgan Asset Management has committed €1.5 billion in partnership with i Live, with several other investors and developers also planning to grow their German PBSA platforms.

This strategy is designed to facilitate sustained portfolio growth rather than focusing solely on individual project developments.
