Fusion Group has officially submitted its plans for a purpose-built student accommodation (PBSA) project located at 10-12 Whitworth Street West in Manchester. This development comes after the previous concept for a 35-storey Build to Rent tower was not pursued. The plans for the PBSA apartments were unveiled by Fusion Group in August 2025, marking a strategic shift for the site.
The site was originally acquired by Tri7, now integrated into Fusion, for £16 million in 2024, following the administration of the Vision Manchester SPV. This site was initially intended for a £125 million Vision scheme, which aimed to provide a 35-storey tower comprising 327 apartments. However, Fusion has now opted to redirect its focus towards developing a PBSA scheme on this prime location.
The Development Plans
Designed by the architectural firm Corstorphine & Wright, the submitted proposals encompass the construction of 818 studios and cluster apartments, catering to the growing demand for quality student accommodation in the area. The design features a slender, reddish tower that will reach a height of 121.6 metres. In total, the development will offer 790 square metres of private amenity space, which translates to a ratio of 0.97 square metres per bedroom. This space will include a rooftop gym, a wellness area, café, lounge, bars, and external terrace areas to create a vibrant living environment for students. Additionally, 914 square metres of ancillary floorspace will be allocated for necessary functions such as plant equipment within the building.

Positioned in one of Manchester’s most dynamic districts, the site is adjacent to Deansgate Locks and within a short walking distance of major university campuses. This strategic location is surrounded by the various amenities that form the heartbeat of student life in Manchester, from educational institutions and libraries to entertainment venues such as gigs and cafés. Fusion Group’s Whitworth Street West plans arrive at a pivotal time, coinciding with the nearing completion of their 28-storey Deansgate South scheme, located just a short distance away.
