Fusion Group has successfully obtained Gateway 2 approval for an ambitious development of 636 beds dedicated to purpose-built student accommodation (PBSA) on Lordship Lane in Wood Green, north London. This marks a significant milestone for Fusion Group, as it represents their inaugural Gateway 2 approval, paving the way for further advancements in their portfolio.
Project Overview
The construction for this substantial scheme has been entrusted to CField Construction, who have been appointed as the main contractor. The anticipated contract value for the development is close to £100 million, with construction expected to be completed in time for the academic year commencing in 2028. In addition to the student accommodation, the project will incorporate 79 affordable housing units, which will be managed by a Registered Provider, reflecting a commitment to addressing the housing needs of the local community.

The Wood Green scheme is set to feature over 1,000 square metres of amenity space on the ground floor, including a double-height landscaped courtyard and retail space, which is likely to enhance the living experience for students and contribute positively to the local economy. Fusion Group is not resting on its laurels, as they have three additional developments currently submitted in the Building Safety Regulator’s pipeline. These projects include 541 beds in Loughborough, 666 beds in Brent Cross Town, formed in collaboration with Cheyne Capital, and 807 beds in Leeds. Furthermore, a fifth application for Gateway 2 approval is in preparation for their new site in Canada Water, scheduled for submission in the second quarter of 2026.
