Real estate investor, developer, and asset manager Firethorn has marked a significant regulatory advancement at its purpose-built student accommodation (PBSA) site located in Hackney Wick, East London, by successfully obtaining Gateway 2 approval. This approval is a crucial milestone in the planning and construction process, confirming that the project meets essential safety standards as mandated by the Building Safety Act.
The Development Overview
The Stour Road development will comprise 204 modern student bed spaces, with an impressive 35% of these designated as affordable housing in collaboration with a London higher education institution. This initiative underscores Firethorn’s commitment to providing accessible living options for students in the area.
Residents at the facility will enjoy a variety of amenities designed to enhance their living experience. These include co-working study spaces, common rooms, an on-site gym, and two outdoor roof terraces, creating an engaging environment that caters to the diverse needs of students.
Regulatory Milestone Achieved
The Gateway 2 approval from the Building Safety Regulator (BSR) provides assurance that the detailed design and construction control arrangements comply with stringent safety requirements. Following this approval, construction works have commenced on site, with HG Construction appointed as the main contractor. Project management is being overseen by Quartz Project Services, while Henley Halebrown serves as the architectural firm responsible for the design.
Practical completion of the project is anticipated to coincide with the beginning of the 2028/29 academic year, marking a timely addition to the accommodation options available to students in the vibrant Hackney area.
Firethorn’s Commitment to Safety and Community
This achievement represents the second Gateway 2 approval secured by Firethorn within a six-month timeframe, following a successful application for another PBSA site on Stratford High Street, London. Paul Martin, Head of Development at Firethorn, emphasised the importance of this stage in the construction journey, stating, “Gateway 2 is a critical stage in the build journey, requiring significant coordination across project teams to demonstrate sound compliance. This approval reflects Firethorn’s sharp focus on build safety and quality, and the invaluable expertise of our trusted project partners.”
Martin further articulated the significance of this milestone, noting it allows the team to advance with full-scale construction. He highlighted the aim to deliver high-quality, sustainable, and affordable student housing in Hackney, thereby contributing positively to the community.
Community Impact and Sustainable Features
As part of its broader strategy, Firethorn aims to create a positive impact in the areas it develops. To this end, the company is collaborating with a local community interest group to establish around 1,400 sq. m. of affordable and incubator workspace at the site, which will support the local creative industry.
The Stour Road development reflects Firethorn’s commitment to sustainable design, incorporating various environmentally friendly features, including the preservation of the site’s historic brick chimney. The project aims for a BREEAM “Excellent” rating, aligning with Firethorn’s environmental, social, and governance (ESG) objectives.

The Stour Road site forms part of Firethorn’s expanding Living portfolio, which also includes a 264-bed PBSA development on Stratford High Street, London, a 716-bed hybrid hotel in Folk Dublin, and a notable office-to-hotel conversion at 5 Lloyd’s Avenue in the City of London. As the UK PBSA market continues to evolve, Firethorn remains focused on delivering high-quality student accommodation in key university cities across the country.
