Bowmer + Kirkland has successfully completed the construction of the Chandos House purpose-built student accommodation (PBSA) development for iQ Student Accommodation. Nestled within Manchester’s Whitworth Street Conservation Area and adjacent to Vimto Park, this £130m scheme has revitalised the former Chandos Halls site into a vibrant community, providing 1,224 student bedrooms and 195 affordable bed spaces.
This development marks a new chapter in the site’s long-standing association with student living, as the previous Chandos Halls served generations of students before its closure and subsequent demolition in 2018. Following a revised planning approval in August 2023, the site has been reimagined as a modern student community.
The Development’s Vision
Chandos House is much more than a conventional student residence; it exemplifies the achievements possible when a client, contractor, and supply chain collaborate effectively. Construction Timeline and Features
Bowmer + Kirkland began enabling works in May 2023, with full construction kicking off in October 2023. The development features three interlinked towers rising to 16, 22, and 28 storeys, with the tallest reaching an impressive 81 metres above street level, making a distinctive addition to Manchester’s skyline.
Throughout the construction phase, the Bowmer + Kirkland team collaborated closely with iQ and the wider project team to implement innovative sustainability measures. A notable feature is the reuse of existing foundation piles from the previous buildings, which significantly reduces both embodied carbon and construction waste. Additionally, a rainwater harvesting system has been installed to supply communal toilets and laundry facilities.
Market Impact and Future Prospects
Launched to the market by iQ in November 2025, this scheme represents a significant investment in Manchester’s expanding higher education sector. With strong interest anticipated ahead of the 2026/2027 academic year, the first students are expected to move into Chandos House in August 2026, just in time for the commencement of the new academic year.
