Ardent Group, in collaboration with Urban High Property Investments, has successfully secured planning permission for a purpose-built student accommodation (PBSA) scheme located on Russell Road in Edinburgh. This significant milestone comes after the submission of plans in November 2025, leading to the consented application for a striking seven-storey structure that will house a total of 182 cluster and studio apartments.
The architectural design, crafted by 7N Architects, is set to replace the former bowling club situated in the Roseburn area, which has been dormant since its closure in 2011. Following its closure, the site was repurposed as a builder’s yard, and previous attempts to demolish the building for PBSA development in 2016 and 2017 were withdrawn. This newly approved plan marks a decisive step forward for the area.
The Development’s Vision
We are thrilled to announce that our proposal for a student accommodation facility at Russell Road has received the green light from the City of Edinburgh’s Planning Committee. The 182-room brownfield development is strategically located adjacent to the Council’s new active travel route linking Roseburn to the Union Canal. This transformation is expected to invigorate a currently lifeless street, fostering new activity and engagement within the community.
The scheme is designed with the intent of delivering a model of exemplary student living in the city. A key feature of the design is the incorporation of ground floor shared amenity spaces that not only enliven the street but also open onto a generous terraced courtyard garden, developed in partnership with RankinFraser Landscape Architecture.
Features and Sustainability Aspects
We were particularly encouraged by the feedback from Councillor Hal Osler, the Convenor of the Development Management Sub-committee, who commended the team’s commitment and effort in presenting what he described as ‘the best example’ of what PBSA can achieve. The proposal encompasses secure cycle parking facilities and green spaces, alongside solar panels on the roof to enhance sustainability.
A comprehensive array of amenities is also included, featuring a lounge and games area, an open-plan study space, a gym, and a kitchen/bar. The site’s proximity to Edinburgh Council’s new Roseburn to Union Canal Link active travel route ensures that students will have convenient access to the city’s major university and college campuses, making this an ideal location for student accommodation.
The development is also strategically placed near the vibrant neighbourhoods of Roseburn, Dalry, and Gorgie, providing easy access to essential amenities such as supermarkets, shops, cafés, and medical facilities.
