In a significant boost for the UK purpose-built student accommodation (PBSA) sector, funding amounting to £22.7 million has been secured to support the construction of a 239-bed student housing development in York. This financing, provided by Paragon Bank’s Development Finance division, will facilitate Asset Capital’s acquisition of the Ramsey Drive site and underwrite the development of the Peppermill Court scheme.
Development Overview
The Peppermill Court project is being constructed on the site of a former NHS mental health unit and is designed to adhere to high environmental and sustainability standards. The development will feature innovative elements such as photovoltaic panels installed on the roofs of its two blocks, along with triple glazing and superior insulation. To promote biodiversity and local wildlife habitats, the site will also be equipped with bat and bird boxes, underlining the commitment to sustainable living.
Project Specifications and Timeline
With a gross development value of £34.7 million, the Peppermill Court will comprise 227 standard ensuite bedrooms, in addition to ten adaptable ensuite rooms and two accessible ensuites. Site clearance has already been completed, and construction is currently underway. The completion of the project is anticipated by summer 2027, aligning perfectly with the start of the 2027/28 academic year, which is a crucial time for student accommodation occupancy.
Developer’s Vision and Market Context
Dan Newett, director at Asset Capital, expressed enthusiasm for the Peppermill Court project, stating, “Peppermill Court sets a new benchmark for sustainable student living. Our commitment to environmental standards and modern amenities ensures that future residents will benefit from comfortable, energy-efficient accommodation in a thriving university city. This project reflects our ongoing dedication to quality and innovation in student housing.” The development is also emblematic of a growing trend in the UK PBSA market, where emphasis on sustainability and energy efficiency is becoming increasingly paramount.
Funding Insights
The funding arrangement was spearheaded by Paragon’s senior relationship director Simon Dekker, who highlighted the significance of the project within the PBSA sector. He noted, “This project represents an exciting step forward for sustainable student accommodation, combining high-specification facilities with outstanding environmental credentials. Our team’s expertise in the PBSA sector enabled us to structure a funding package tailored to the needs of both the developer and the city’s vibrant student community.”
The Peppermill Court development not only signifies a major investment in student accommodation but also reflects an evolving landscape where sustainability and student welfare are at the forefront of development priorities. As the project progresses, it is anticipated that it will set a new standard for future developments in the UK PBSA market.
